このお店で契約したレーベンコーポレーション管理の家に住んでいますが、管理会社に自転車の鍵を壊され可能性が高いです。管理会社にクレーム入れたら調査して翌営業日に折り返し電話しますと言っていましたが一週間放置されています。2000円程度なのでどうでも良いのですが顧客に対する姿勢は信用できない会社だと思いました。

入居後の管理センターへ書類返送時に、手紙にて入居時から網戸のたてつけが悪い事を記載し同封したのですが、未だ特に連絡がありません。
自力でと思い、よく外れる方の網戸のネジを締め直したりしてみましたがそれが原因でもないようです。むしろネジが締まりきらないので、網戸自体に問題があるかもしれません。入居前に設備の点検などは行われていないのでしょうか。

When I returned the documents to the management center after moving in, I wrote a letter stating that the screen door was not properly installed, but I have not received any notice yet.
I thought on my own, and tried re-tightening the screws on the screen door that often came off, but that doesn't seem to be the cause either. Rather, the screws do not tighten completely, so there may be a problem with the screen door itself. Isn't the equipment inspected before moving in?

ここの不動産会社はかなり良心的
調べればすぐわかるけど防虫、室内清掃、事務手数料、消火剤、安心サポート、火災保険まだまだたくさんあるけどそう言ったものは強制力はないにも関わらず当たり前のように付けて外せないとか言う不動産会社が多い
それを強制した時点で法律違反になり、結局安さで入居しても他の費用で高くなる
火災保険はどこも加入必須だが自分で契約する会社は選べる
(ただし自分で選ぶ際は申し込み審査などの期間調べて入居までに必ず保険証券など発行できるよう手配しなければならない。それを忘れると火災保険契約確認ができるまでは家賃は掛かるけど鍵を渡されない事態になることもある。)
ここはその点余計な物は一切ついてなく強制力のない鍵交換も外してあり必要なら言ってくれればするよというスタンス(入居時か退去時どちらか契約書に特約で記載がある場合は別だが、たまに清掃や鍵交換などが入居時退去時両方付いてるのは二重請求なのでそういった点でも安心できる)
ただし仲介手数料は借人が了承しない限りは家賃の0.5ヶ月相当分まで
これを了承しないと契約には進めない
それでも他の不動産会社と契約するよりも安く済むし専任物件でも良心的な対応に惹かれ自分はここで契約をお願いしました
仲介手数料は最高でも1ヶ月相当分まで
事務手数料や書類作成費といった項目で請求してくるところもあるが、それも要は仲介手数料なのでそれら含めて1ヶ月相当分が上限
こういったとこもきっちり一ヶ月だけなので安心といえば安心
初期費用で悩んでて桶川近辺で考えてるならぜひここをお勧めしたいと思うが、他で気になっているならその不動産会社の他にここに頼んでも見積もりは取ってくれる。
それで安い方で検討すると良いかも
ただしこちらの管理している物件でなければ余計な費用かかる可能性もある為、そこは物件の担当不動産会社か管理会社に相談
話のわかるとこなら外してくれるし管理会社が必須と言っているといった場合は管理会社が余計なものつけてるパターンなので不動産会社経由で交渉もできるのでそう言ったところも相談してみるのもあり
ただ入居後はその管理会社と今後施設の不備など出た際はやり取りしていくので、そう言った管理会社と今後付き合っていくというとこも考えた方がいいとは思う
自分は相見積もりなど取る際は捨てアドレスアプリなど使ってメールで必ず記録残しながらやり取りしているが大抵のところが電話、来店で話がしたいと言ってくる
電話だと相談してもいざ契約になると言った言わないでトラブルになることあるので、メールを嫌がらないところも信頼のおけるとこかもしれない
契約書に書いてあることが絶対になるので特約にしれっと借人に不利になるもの書き込んでたりするとこもあるので、そこもしっかり確認していたが全部丁寧に説明して頂けたのでおそらく大丈夫だとは思う
あとは退去時次第だが
一つ残念だったのが内覧の際はまだ掃除中で大家が掃除している最中の状態でこれから綺麗になると説明受けて契約したにも関わらず、入居当日部屋に入ったらとても普通に生活できる環境ではなかった
入居者が生活できる状態で引き渡すのが原則のはずだが大家の掃除が終わったあとの確認を一切してないんだなと実感した
いくつか例としてあげると
・部屋にゴミが落ちてる
・バルコニーにゴミが落ちてる
・キッチンシンクゴミ受けがカビで真っ黒
・下駄箱がカビ臭い
・風呂に赤カビ
・トイレ床に赤カビ
・風呂トイレの壁が汚れている
・郵便受けの番号が不明でポストが開かない
などなど
とても風呂に入れる状態ではなく頭だけどうにか洗い体は拭いたり、とても食事を作れる状態でないため外食で済ましたり
掃除するにも入居時のしおりに夜はうるさい行動は控えてくださいとのことで休みの日に2日掛けて掃除し直しました。
大家との契約でもしかしたら不動産会社は関係ないのかもしれないですが、せめて住める状態か確認して掃除の足りない箇所は大家に相談するなどしてほしかったです。
これで前居住者から退去費取って自分が出るときも取られるのかと思うと残念で仕方ない
不動産会社には色々して頂き料金は安くなったが住める状態でなかったため☆-1
他はとても対応良かったです。
あとはポストが未だに使えず郵便物が前居住者の分もあるのか溜まっているのを仕分けしたり、自分のものも見れないのがとても困っているのでそれだけ解決すれば

レビュー当日にレーベンハウス桶川店より個別にお返事頂けました。
入居日にポストの件のみ相談しそれ以外のことは一切話していなかったのですが、すぐどの入居者か判断し対応して頂けたようです。
こちらも入居に関して最短で対応して頂けたこととレビューに関して色々お気を遣わせてしまい返って恐縮ですが
現在もポスト使えていませんのでポスト投函口より上に積み重なっていた資料等受け取れましたが、公共料金ぽいものが下にあり取れずじまいですのでそれだけが不安です。
直接的な接触は不動産会社しかなくこちらにレビューとして書かせて頂きましたが、本来こういった管理不行に関しては管理会社かと思われます。
対応は他の不動産会社よりも良いかと思いますので、桶川近辺で居住予定の間はこちらで契約を考えています。

入居約3ヶ月です。
暖かくなりGの子供が大量発生しています。
5月に入り20日ほど経過していますが駆除剤を巻いて毎日死骸を片付ける日々、その数現在で約2万匹
家中を徘徊し食材すら買い置きできず洗濯をなるべく壁と干渉しない位置で干し、着る前に何度か払い
お風呂も死骸がある為湯を張ることもできずコンロ上の換気扇からは成虫が触覚を出していた為料理類は全滅
今は荷物を高い位置に置きその周りを駆除剤で気休め程度に守る日々
生きてるのも徘徊するため常に周りを警戒しお風呂と洗濯のみするために帰っています。睡眠は車中泊です。
わずか3ヶ月ですよ?
これでも仲介だからと一切なんの責任もないと言うおつもりなのでしょうか?
高い仲介手数料も払っています。
仲介してもらった物件がこんな訳ありだらけの物件だなんて、まともな生活すらできていません。
すぐ引っ越したくとも今の時期なかなか他が見つからず

もう一度聞きますがこれでも責任はないと言うつもりでしょうか?
しかもこれだけではなく一時期白い謎の虫も現れ、現在キッチン下のパイプも水漏れしています。
キッチンの排水はカエシのある蓋がついていないため下水道から直で匂いの上がってくる部屋です。
もううんざりです。
ただ紹介するだけというスタンス考え直したほうがいいのではないでしょうか。
