★ ★ ★ ★ ★ 内覧の際に、家賃や共有部の使用方法について交渉できないか尋ねたところ、即答で無理ですと言われてしまいました。。それは大家さんの決めることであり、不動産屋さんが決めることではないと思います。
近くの物件の管理もしているようですが、恐らく人がなかなか入らなくてもいいので家賃を高いまま維持したい気持ちがあるのだと思います。大家さんからすると大変迷惑なことだと思います。
今回の物件の大家さんは７０代の女性ということで、不動産が自分たちの都合のいいようにしているなど、全くわかっていないのだと思います。
今回の物件は、1年半探し続けてやっと見つけた、大変気に入った物件だったのですが、家賃が高すぎることや、退去時のクリーニング代を12万円取ると書いてあることなど管理会社(アイホームさんのことです)が悪徳であることから見送ることになりそうです。大変残念です。
近くの物件のオーナーさんはどうか管理会社を検討する際は、他社比較して、良心的な不動産を探してほしいなと思いました。
When I asked if I could negotiate about rent and how to use the common area during the preview, I was told that it was impossible to answer immediately. .. I think that is the decision of the landlord, not the decision of the real estate agent.
It seems that they also manage nearby properties, but I think they want to keep the rent high because it probably doesn't have to be crowded. I think it's very annoying for the landlord.
The landlord of this property is a female in her 70s, so I don't think she knows at all that real estate is making it convenient for her.
I found this property after searching for it for a year and a half, and I really liked it, but the management company said that the rent was too high and that it would cost 120,000 yen for cleaning when moving out. (Mr. Ihome) is a virtue, so I'm likely to forgo it. It is very regrettable.
When considering a management company, I would like the owners of nearby properties to look for a conscientious real estate compared to other companies.
