m	missing31 on Google ★ ★ ★ ★ ★ ENJ不動産は最悪です。この会社が管理している一室で敷金返還をめぐってトラブルがありました。同じビルのテナントさんからも悪い噂ばかり聞きます。退去時、ENJ不動産がひいきにしている施工会社が見積もりの提示も無いまま、現状回復の補修工事に着工し、工事が終わった後に請求金額を提示されました。市場価格よりかなり高い金額で、40万の敷金のうち返金額は7000円でした。（別件でエアコンの見積もりを取った際はネットで工事費込みで7万のエアコンがなんと15万の請求でした）納得がいかず、補修個所の説明等をしてもらうために（こっちも暇じゃない）3度立ち会い、入居時に撮影しておいた（本当に良かった…）写真などを元にこちらで見積もりを取ったり大家と直接交渉し、敷金の半分ほどを返還させるのに半年近く揉めました。不動産会社は、こちらに知識が無いのを前提で取れるだけ取ろうとしてきます。大した仕事もしないくせに、横暴な態度でも簡単にお金が入る事が当たり前になっている業界です。どこも似たようなものですが、フェアにやってくれる会社もあります。ここはフェアではありません。二度と使いません。 ENJ Real Estate is the worst. There was a problem with the refund of the security deposit in a room managed by this company. I hear only bad rumors from tenants in the same building. At the time of moving out, the construction company favored by ENJ Real Estate started repair work to restore the current situation without presenting an estimate, and was presented with the billed amount after the construction was completed. The amount was considerably higher than the market price, and the refund amount was 7,000 yen out of the 400,000 security deposits. (When I got an estimate for the air conditioner in another case, 70,000 air conditioners were charged 150,000 online including the construction cost.) I wasn't convinced, so I witnessed three times (I'm not free) to explain the repaired parts, and I got an estimate here based on the photos I took when I moved in (it was really good ...). I negotiated directly with the landlord and rubbed it for almost half a year to return about half of the security deposit. Real estate companies will try to take as much as they can on the premise that they do not have the knowledge here. It's an industry where it's common for people to easily make money even with a domineering attitude, even though they don't do much work. Everything is similar, but some companies do it fairly. This is not fair. I will never use it again.
