M	Masa Hashimoto on Google ★ ★ ★ ★ ★ 新人営業さんに担当して頂き土地を仲介購入しました。いい営業担当さんでしたが建物が建ったときには辞めていました。担当が辞めていたので仕方ありませんが、土地を購入して一定期間内に建物を建てる場合は土地取得税が全額還付されることを説明しておいて欲しかった。自分でいろいろ調べてみて還付されることに気づき申請したからよかったものの、普通、不動産屋が言ってくれるんじゃないのかな。土地の値段は売主対買手の相対取引なので相場は関係なく値段交渉できるものだと友人の不動産関係者に聞いていましたが、土地の価格交渉は住生さんに渋られました。最終的に力技でなんとか値引きに応じてもらいましたが、、、。ここにかぎらずリピートの無い業界なのでサービスレベルはまぁこんなものだと思います。土地購入や家の建築に関しては自身で情報武装することが必要ですね。特にお勧めという訳ではないですが、地場の不動産屋さんとしてはしっかりしているほうではないかと思います。 I was in charge of a new sales person and intermediary purchase of land. 山	山田直人 on Google ★ ★ ★ ★ ★ 建売仲介でお世話になりました。とにかく不動産関係は自分でYouTubeなどを見て知識をしっかり持ってから行くことをおすすめします。火災保険で、住生さんが仲介となる火災保険か、家を建てた業者の火災保険か、担当者同士で何やら言い争ってました。普通はこちらが選べると思うのですが、住生の方が「いや、これはウチじゃないと駄目だから」って売主さんに語調を強め、それで決まりました。私も、あ、そういうものなんだと当時は思ってしまいましたが、、、普通は契約する私に選択権があると思うのですが、、、私達の意思は確認されずで、、、後々とても後悔しています。家自体はとても気にいってますので、そこは良いところを教えてくれたと感謝してます。 Thank you for your help in the construction sales brokerage.
