★ ★ ★ ★ ★ メリット:他の大手不動産屋で取り扱っていない物件が殆ど。ネットに乗っていないような物件を紹介して貰えます。
デメリット:値引き出来ません。家賃を少しだけ値引きできるくらいです

自分のケースですが、家賃4万円弱の物件で初期費用が約20万円程必要でした。
ちなみに、クリーニング済みのお部屋でしたが、前のオーナーが残して行った洗濯機の蓋を閉めっぱなしにしていたのか、少しカビ臭く、クッションフロアの浮きや傷、お風呂の水垢がかなり残っていました。
その代わり借りる時にクリーニング代は取られません。
