何を言ってもなにもしてくれません。何ヶ月も音信不通で仕方なく大家さんに直接お願いしに行きました。大家さんから連絡がきたのか修理屋さんから連絡がありましたが、全然違う内容の話になっていて他の人と勘違いをされてました。桑田不動産からの話に食い違いがあったようです。今まで1番ひどい不動産屋です。転勤族のため慣れてはいたつもりでもここまで何もせず、連絡も無いのは初めて。なんのために毎月管理費を払っているのかわかりません。

他の方の口コミにある通り、過去類を見ない最悪の不動産屋です。専務という方の人格の為せる業でしょうか。 横柄で傲慢な態度と口の利き方。不動産屋なのに取り扱っている物件の詳細を知らない、分からない、調べない。嫌なら借りるなというスタンスですし実際その単語を用いられます。分からないのが気に入らないなら借りるな、と。 審査まで通して契約日に契約に行き、専務のご機嫌が斜めでおまえは気に入らないからやっぱり貸さない、帰れと殿様商売。 この不動産屋を通して借りたとしても管理会社が桑田不動産ではないのだけが救いです。関わるのは契約する時のみ。 桑田不動産の専任媒介契約でよほど良い物件があるという場合を除き、この不動産屋と関わることはお勧めしません。

マジゴミ 入る直前にリフォームしたから“内装は”綺麗だったけど水回りがゴミだった まずトイレの止水ゴムがずれまくって排水しまくるから水が止まらないし給水信号も出っぱなしだから溢れかえった 日曜に修繕してその週の金曜にまた同じ状況になったわ んで極めつけは風呂給湯信号が出ないからカランもシャワーもお湯が出ない この状況になる前はお湯の温度調節が出来なくて37℃設定なのに夏の風呂場が湯気で立ち込める程の温度になる まず肌に当てたら火傷するレベル マジどんな管理してんの?つーかこんなのよく人に貸し出せるな これからここで借りようとしてる人、もし稲毛区黒砂で築30年前後の物件あったら俺が手放した物件だと思うから絶対借りない方がいい!金貰っても住まねーわ!

退去時になぜか敷金からでなく別途でハウスクリーニング費用として3万円近く請求される契約になっている。この時点で少しおかしいと感じたが住所を早く決めなくてはならなかったので契約。その後入居前にハウスクリーニングをしたとのことだったが入居した時点で一体どこをクリーニングしたのだろうかと思うほどかなり汚れていた。玄関は泥だらけでシューキャビネットの上に軽く触れただけで泥だか埃だかでわからない汚れで指が真っ黒になった。フローリングも何故かベタついたようなくすんだ汚れがいくつもあった。おそらくクリーニング代と称して金を騙し取り、クリーニングしましたという紙片を玄関に置いているだけか、かなりいい加減で劣悪な業者と契約していると推測される。また、備品管理もあまりに酷く、少し確認すれば判るはずなのに入居時点でエアコン本体とリモコンまで壊れていた。そもそも12年も前のエアコンを設置している時点でおかしい。耐用年数をまるで考慮していない。トイレもペーパーホルダーが壊れていてペーパーがすぐに落下してしまい最早ホルダーではない。極め付けは給湯器でサーモスタットが壊れているのか40℃に設定しているにもかかわらず45℃以上の熱湯が出てくる。そうとは知らず最初使用した際には思いっきり火傷を負ってしまった。仕方なく最低温度の37℃に設定して使っていたが、それでも使い始めは火傷するレベルの温度の熱湯が出てくる。兎にも角にも人が住む環境ではない。まるで管理が行き届いていないと言わざるを得ない。

引っ越しは何度も経験しておりますが、皆さんアットホームな空気で優しくて、親切な方達です。 私がお借りした物件は築が古く、引っ越し当初からシャワーの水圧が低過ぎてシャワーが出来ず&水流が少ない為、出て来る水が熱湯(水道管内部の錆が原因、直ぐ対処して下さってます)、 数ヶ所住んだ所で 壁内部にて水道管破裂(その月だけ水道代が、数万の請求書が水道局から届いてますが、不動産に話をした所、原因究明、修理して下さった上、大家さんにも話して下さって、水道代は それ迄と ほぼ変わらぬ料金にして下さってます) 等有りましたが、毎回迅速に対応して下さっております。 なにせ古い物件ですから、エアコンも到頭昨年に故障しましたが、迅速に対応して下さった上、来て下さった業者様も 大変良い方達で、私は安心して暮らせております。 都度 別々の専門の業者さんが来て下さいますが、業者さん達も、築の古さと 当時の建築技術等に詳しく、質問をすれば疑問点や不安点に詳しく説明して下さいます。 なにせ古い物件なので、次は何処に問題が起きるかな?とか 考える事も有りますが、不動産や業者さん達のお陰で、それすら なんか楽しいです。
