2021/12/4 フラット見学DAYで行きましたが、「アンケート不要」と書いてあったのに(フラット見学の参加者用に名札みたいなものも着けてました)、一応許可は取ってくるものの、普通に書かされました。 まあ、押しは若干然り気無く強めとはいえ、営業さんの雰囲気や話し方ややり取りは、どの営業さんも、 全然嫌な感じも高圧的な感じもなく(母から「家族で行かないとナメられたり嫌な態度を取られる」と何度も愚痴られてたため警戒してましたが、杞憂でした(笑))、デザインについてチラッと言ったところ自社の不利な点(デザインについて)もちゃんと答えて下さいましたし、 普通の「THE営業さん」(普通に真面目に仕事してる営業の雰囲気)な感じで、良かったのですが。 男性の営業と女性の営業で、セールストークの傾向ややり方が違うのは面白かったです。 一応、 「家建てようかなーどうしようかなーとは考えてますが、まだ全然漠然としてるし、いろいろ見てみようかなという感じ。情報集めしてるだけ」 という感じで購入予定はないことガッツリ伝えましたが、1ヶ所普通にガチの建築の相談に持っていかれました(笑) 弊社の家の耐震性や気密性、耐火性は,,,標準装備でこれが,,,デザインはこんな感じのものが,,,というまでは、まだ良かったのですが。 もっとも、こちらが質問していないのに 最初からそうした話をされたのは、『フラッと見学DAY』(名札も下げてる)なのにちょっとガッツキ過ぎでしょうか,,,。 契約件数でノルマやボーナスが決まるのは、オープン○ウス初めとした他のメーカーでも同じなのは、重々承知なのですが,,, こちらとしても、そうした情報をモデルハウスごとに口頭で伝えてくれたのは、どんなことが"実は"業界の中で一般化されている仕様なのかどうか判別つくようになりますし、良い学びになったので、その点は良かったですが。 ただ、「頭金の事とかある程度はっきりしておいた方が(ビジョンや)目標が明確になり(そして購入に繋がる)安くなる~~~」とかは、やっぱり「(まだそこまで考えとらん言うたやん)」でしたね,,, 良いんですけどね,,,その日が『フラッと見学DAY』でなければ,,,。 デザインだけ見たかったのに~。 『フラッと見学DAY』参加者だと分かるのだから、大前提として"フラッと"見学したいだけなのは分かるのですよね。 途中で話を当たり障りなくぶったぎれば良かったのかもしれませんが。 うーん、こちらは休みだけど、向こうは普通に営業の仕事してるので、気持ちは分からなくもないのですが(業種も仕事内容も全然違うけど)。 不動産系の営業には、ノルマもありますし(大体は契約件数?)売る方と賃貸契約仲介どちらでも,,,。 とりあえず、展示会場自体が「フラッと見学参加者はアンケート不要」とあるのに、「アンケート書いてもらっても良いですか?」やガッツリ営業は、ちょっと,,,。 逆に(1ヶ所の説明が長すぎて全部回れませんでしたが、十軒ほど回りました)女性の営業さん×3人は、名札見て「あ、フラッと見学DAYの方ですね。」と気づいてアンケートは取らないでくれて、 普通に後ろにくっついてきてくれるだけで、こちらが話し掛けたり質問すると答えてくれる~といった感じで、ちゃんと『フラッと見学』させてくれました。 (男性の営業さんでも、2人だけ『フラッと見学』させてくれましたが。) これくらい気楽なのがいいんですよね、『フラッと見学』ですし初めからアンケート不要とありますし、一日しかないですし,,,フラッと見るために来てるのだから、資金繰りなんて当然考えてもいないですし。 分かりますよ,,,分かりますよ、ノルマあるのも契約取りたい気持ちも,,,知ってるし、分かるんですけどね,,,。 カタログ勧められるくらいなら、不動産に限らずどの業種のイベントでもあるあるなので、全然許容範囲です。 この日が「フラッと見学DAY」でなければ、営業されても別に「まあ仕事だもんなあ」で終わりますが,,,。 普通の見学日で、なおかつ、来場者が「将来的に買おうと思ってるが、まだ具体的には決まってない。漠然としてる。見に来ただけ」など伝えて"いなかった"ら、ゴリ押しも「まあ向こうは売りたいしね」で済みますよ、ノルマも契約取るのも本当大変ですから,,, でも、"フラッと見学DAY"=フラッと見たいから来ただけなのに、参加者が質問すらしてないのにゴリ押ししたり、気づかぬうちに細やかに強制顧客獲得イベント発動させてるのは,,,。 契約とる時は頑張るけど契約決定した途端、態度が変わった,,,という話もよく聞きますから、余計に,,,。 不動産企業自体が、契約したもん勝ち主義なのも悪いですけど。 (基本給+契約数とかで給料やボーナス上がること多いから) 一方女性の営業さんは、自社の家のセールスポイントやセールストークはほぼ話さず、 「本当に高いお買い物になるので、色々な会社や情報を見て、じっくり考えて、一番気に入るものを見つけてください!」 とだけ。 あくまでこちらの意思を尊重してガツガツしないでいてくれたので、のほほんとフラッと見学出来たので良かったです,,,。 女性の方と会う前は、男性の方はフラッと見学出来るかランダムすぎて、 「もしや会場イベントが営業さんにフラット見学DAYが周知されてないのでは?」と思いましたが、 たぶんこれ、男性の営業さんも皆知ってましたよね、やっぱり。 余談ですが、女性の営業さんと話した時、その会社の営業さんは他の会社の家に入れないらしくて(考えてみれば当たり前ですが(笑))、 「ああ、だからどこも他社のこと、こっちが『バレたら喧嘩になるんじゃないか』と冷やっとなりそうなほど、基本ディスりまくってたんだなあ」 と納得でした(笑) 「○社は耐火性の性能が弊社より低くて。◇℃以上はやってない、つまり"耐えられなかった"と(耐えられないチャッチイ構造)」 「弊社は耐震性の試験をこれだけやりましたが、○社はこれしかやらなくて」 「○社には出来ないが弊社は出来る」 などなど、言いたい放題で、本当バレたらめちゃくちゃお互いの企業でピリピリしそうです(笑) 本当、どの営業さんも雰囲気は普通~良かったんですけどね,,,。

こちらのホールを利用した際にトイレを使用しようとしましたが、トイレの入り口の床にむき出しのトイレットペーパーが散乱、何事かと思うと掃除の方がいました。 掃除に必要なものを持ってこられたのかと思いますが…ビニールとかになにも包装されてないトイレットペーパーそのものを床に置くとは…しかも置くというより散らばってる。 衛生面が気になり使用するのをやめました。 11月というのに館内の暖房も入れられないとのことで寒かったです。 色々配慮ができない施設なのだなと感じました。
