ここで契約したが対応はひどかった。 エイブルは家を管理してる業者と客の仲介を行う立場である。 自分は 内見→審査→契約→内見→鍵受け渡し という手順を踏んだのだが、 内見の時に床の傷がひどかったため、エイブルの担当者に修理をお願いした。1回目と2回目では担当者が異なり、2人ともに伝えた。数日後に鍵を受け渡しを行い、いざ家に入ると床が治っておらず、その日のうちになんで直ってないのかと聞いたところ、そんな事言われた記憶がないと謝罪もなかった。なんなら、2人とも口を揃えて記憶にないとありえない返答。 その後の対応で、片方にいたっては、そんなもの家を管理してる業者に頼めばいいと言ってきた。 住み始めてからじゃ家具とかを置いていたり、生活をすでに始めているわけで、わざわざ修理のために時間を作らなければならない。 鍵の受け渡しの前に修理を済ませておいてくれれば問題はなかったはずだ。 家を管理してる業者にも問い合わせたら、床の修理の連絡は来てないとのこと。 エイブルの担当者2人が伝達していなかった。 家を管理する業者は、契約の時から鍵受け渡しの期間で十分に修理はできたとも言っていた。 しばらくしてエイブルから謝罪の電話があったが、その時には家を管理する業者は仕事が遅いからなどと悪口を言ってきた。謝罪の言葉は一言で、愚痴ばっかり。謝罪とはなんなのか。 普通なら電話じゃなくて、直接顔を見せに来いとも思うが。 自分は今後使うことがないと思うが、これを読んでくれた方にも、ぜひ行かない方がいいとオススメしたい。

現在つくば市並木三丁目のマンション騒音トラブルで担当者を通じ解決を探っているが、大家は元よりエイブル側の誠意が無い。 元々の女性担当者はこの件から逃げ回り謝罪の一言もなく営業マンに丸投げ状態。 騒音主も確定し、睡眠障害と自律神経失調症を併発し診断書も有るにも関わらず、エイブル側は貝のように口を閉じている。 元々6階を希望してたが、女性担当者が三階を勧めてきた。まだリフォーム中だからといわれ、ここは入れ替わりが激しいんだと言っていたが一切理由には触れず、入居するとリフォームした形跡はなければ、清掃した後もなかった。火災報知器にはマジックでマンション名を汚い字で書かれ、洗面所周りのスイッチに便所と書かれ、シャワーの温度を40度にすると熱湯が出てくるので業者を呼ぶとボイラー側で45度設定になってると全く意味不明な説明だった。トイレの大と小の水量が同じで常にタンクの殆どが流れでてしまうので、管理会社と大家がやってきた。すると、トイレは古いウォシュレットがまだ使えたが、ダイヤルを回すと止まらなくなったから、新品に変えたと意味不明な言い訳をし、エアコンも新品だと逆ギレされた。 台所の電気は壊れて使えず、二口コンロの一つは使わないで欲しいと言われ、ドアの木枠はささくれ立ち怪我をしてしまう。 入居して全く話が違いすぎて、他社の不動産会社の方とお話しをする機会もあり、担当者が以前エイブルで勤務していたとき、今私たちが住んでいるマンションの騒音問題は以前から有名だったと話してくれた。ということは、騒音問題に関し黙秘して契約を結ぶよう誘導したということが解明した。 夜間騒音計測をしているが、余裕で70デシベルは超えている。一階の子どもの騒音が四階まで響き、三階の私たちは誤解からやり返しを受けること数知れず。やり返しも半端なく、床を足で蹴って慣らし、椅子をフローリングに叩きつけ、物を落として威嚇や嫌がらせをし、洗面所のドアをガラスが割れんばかりの音量を出し、大人二人にも関わらす走り回り、夜中寝ていても一発で目が覚める。ペット飼育禁止にも関わらす、保護申請から10年猫を二匹飼育、大家は何も言えない状態。夜間の猫の着地音も夜間は結構響いている。この異常な威嚇や嫌がらせに、家の年中の子どもも最近では怯え出し泣くことさえある。 今回の騒音問題に関して、消費者センター、弁護士、警察とも相談し報告済みである。 引っ越し費用の負担で、家族が安心して暮らせる物件をエイブル営業担当者に交渉をお願いしているが、大家もエイブルも口を閉じた貝状態である。 契約さえ取れればその後のアフターケアは一切期待しないほうが良い賃貸管理会社だ。 初めの口コミ ↓ 窓口の男性担当者は、顧客に対して高圧的な態度である。 契約者娘の子どもの子守として一緒に行ったとき「娘さんがお客様ということで」と言い放ち、孫を静かにさせておくためのお絵かきセットをおもいっきりずらしたことは二度と忘れないだろう。 場所が不適切ならば、「ここは今から使うから、こっちに移動してもらえますか?」など、相手の気分を害しない一言さえ言えないのだろうか。 無言でお茶を出し、お茶を見つけた時は「これは誰の?」と思うような場所にあった。これには娘も気になったらしく、失礼なマナーにお茶を口にすることはなかった。当然私もお茶を口にしていない。 この店の唯一の救いだが、若い女性窓口担当者は子どもの扱いが上手く、大変愛想が良いことである。 引っ越しは何度も経験し、西日本から東日本のいろんな賃貸業者にお世話になってきたが、窓口の態度の悪さ、早々からの設備トラブル続き、古い物件とはいえこんな酷い状態で貸す不動産業者は初めての経験である。 次回からの引っ越しはエイブルを利用することは絶対にない。

退去時に手続きに不備あり。何度か問い合わせるも複数のスタッフの連携が全くとれていないため、何度かの問い合わせの末に結局サンヨーホーム本部に問い合わせろといわれ(しかし、そのとき示された電話番号は別店舗のものだったし、日曜もやってますといわれたのも間違いだったし)そうしたところ、店舗側の対応ができていなかったようで清算に2ヶ月近くかかることに。そういえば、こちらの問い合わせにこの店舗からは何一つ正確な回答得られなかったな。サンヨーホームも別店舗や本部の対応は現時点では正常なものに思える。ともかく、システム上時間がかかるなら仕方ないが、ろくに確認もせず適当に対応するのはいかがなものか。他の口コミも見たが恐らくスタッフ間の正常な連携が取れてないのでは?次の家も別のサンヨーホームに仲介をお願いしたが、店舗により雰囲気は違う模様。ここも、契約のときに対応してくださった方は悪くなかったのだが。
