清	清水光幸 on Google ★ ★ ★ ★ ★ 数年前に購入した中古マンションのベランダが、事情によって排水口がほとんど埋められていて、立ち上がり（サッシ窓下部からベランダ床までの段差）が、基準120mmのところ、70mm～15mmしかなくて、階下への雨漏りを繰り返すという特殊な事情のため、管理組合の許可をもらって直接改修工事していただける業者を探していました。まず、排水口を掘り出す工事を請け負っていただけたのが東洋塗装一社のみでした。窓側サッシ下の隙間をファイバースコープで確認したうえでシーリングし、ベランダ全体をプライマー処理後にウレタン防水塗装し、紫外線などから防水塗装を保護するトップコートを施しました。トップコートを数年に一度塗り直すことで、防水塗装がかなり長持ちし、結果的に経済的になると伺いました。下がっていた排水管をカットして7cmほど持ち上げ排水溝を広げて排水機能を改良し、見た目も他の階と同様の排水口に戻りました。今度来る台風にも万全ですから、期待してくださいと言っていただいて、滅入っていた気持ちが元気になりました。「お客様の喜びをわが喜びとする企業を目指す」をモットーにする、依頼者の気持ちに寄り添う素晴らしい会社です。おすすめです。（施工前後のドレインの状況と、サッシ下の隙間とシーリング状況の写真を添付します。） The veranda of a second-hand condominium purchased a few years ago has a drainage port that is almost buried due to circumstances, and the rise (step from the bottom of the sash window to the veranda floor) is only 70mm to 15mm at the standard 120mm, downstairs Because of the special circumstances of repeated leaks of water, I was looking for a contractor who could get the repair work directly with the permission of the management association. I have heard that repainting the top coat once every few years will make the waterproofing coating last much longer and, as a result, become more economical. The drainage pipe that had been lowered was cut and lifted about 7 cm to widen the drainage groove to improve the drainage function. The typhoon that comes next time is also perfect, so when I was told to expect it, my feelings disappeared.
