_	___ choco on Google ★ ★ ★ ★ ★ 案内まではとてもよかったのですが、初期費用の件で問題がありました。仲介手数料はオーナーと入居者合わせて1ヶ月分が上限で、さらにオーナーがいくら支払っていようと入居者から取っていい仲介手数料は0.5ヶ月分が上限と宅建業法で決まっています。(検索すればすぐ出てくるようなことです) そのことを話しましたが、頑なに「この物件はオーナーからもらっていないため1ヶ月分いただきます」と曲げませんでした。納得しない入居者から取ることはできないことです。不動産業界に携わっていたのでわかっているとお話ししたのに最初にその初期費用を提示され、指摘後も変わりませんでした。結局すぐに退店し、他の不動産屋さんにお願いして仲介手数料はもちろん半額、トータルで17万円安くなりました。対応はとても良かったですが、初期費用を抑えたい方にはオススメできません。 The information was very good, but there was a problem with the initial cost. The maximum brokerage fee for the owner and the resident is one month, and the maximum brokerage fee that the owner can take from the resident is 0.5 months, regardless of how much the owner pays. It cannot be taken from a resident who is not convinced. I told him I knew because I was involved in the real estate industry, but I was first presented with the initial cost, and it didn't change after I pointed out. After all, I left the store immediately and asked another real estate agent to pay half the brokerage fee, which was 170,000 yen cheaper in total. The correspondence was very good, but it is not recommended for those who want to reduce the initial cost.
