I was trying to contact XROSS team to inquire about one of their rooms. What I did not expect was how unsupportive the person in charge was, in terms of providing the photos, information, and even schedule arrangement for real property visit. Since there was too little information available on their website, I thought I would ask for more photos of the room but to my disappointment, the person in charge told me to check their website again (?). Also, when I asked to visit the room, she kept telling me that the schedules are filled and they could not show me the place. I wonder how they support prospective customers from further areas who could not come for the room check if they don't have any photos available. Another disappointment for me is how annoying the contact process was. They made me filled in an online form, then send me an email just to tell me contact them by LINE, then on LINE, they made me answered all the survey questions (again) even before answering my enquired message. This is very time consuming as I found out that the lady I contacted was simply beating around the bush without giving me any helpful information. When I contacted other companies, they were very quick in communicating and providing further information regarding their leases. I know XROSS is a low-priced agency, but I did not expect this would come with such a low-quality service. Apparently, there are hundreds of agencies in Tokyo that provide cheap housing solutions, but never have I ever seen a bad agency like XROSS. This is my first negative experience with a Japanese real estate agency, and I highly recommend everyone to check out other companies for better service.

I have to say the sharehouse is definitely in a wonderful location and it’s really convenient to walk around for shopping, eating or taking subway, etc. During my stay, Rooms are clean and not costly, quiet, all my neighbors are friendly to talk with. Recommended to everyone

It was good. The staffs were kind and professional. I can not be sure he is still working now, but one with eye glasses was so nice. He was not that good in English but tried his best to help me. It might have been fine so far, but considering the size of this company, sometimes, their methods are not very efficient.

I've lived Xross House shared apartment for an year, and I want to say that Xross House is one of the best / cheapest share house companies in Tokyo. Yes, of course sometimes inside the house getting mess because a lot of different people live in the same place but, they are doing their best for you to living comfortable which they have a cleaning service once a week so.

I called them twice for the house inquiry but I did not get any confirmation email from them regarding house viewing. I also dropped them a reminder day before which was apparently "too late for them". On the house viewing day I got the mail from them that we had confirmed everything by email and if you do not contact us before time you will not be able to see the house again. I called them and told them about the issue and asked to change the viewing time and they straight away refused! The staff was extremely Rude and blamed everything on me! But I thank God atleast I didn't decide to move in with them.

*EDIT* Little that has been stated in their response is true. They may make excuses about outsourcing to cleaning agencies but ultimately the responsibility lies with them You don't 'contact' residents and fix a date, you plaster notices on their door so everyone can see and threaten legal action after just a couple of days late payment. This happened to someone i was living with, and he'd already payed! It was a clerical error! If you've updated your policy then that's great to hear. You have rules that you will conjure up on an ad hoc basis so that you DON'T have to bother with any type of mediation between residents. Whoever screams the loudest, complains the loudest to management will ultimately get their way. This turns housemates against each other, creates a paranoid atmosphere where you are spying on people so that you can get them in trouble. There is little friendship and open hostility between everyone in my experience. It's great to get such a considerate, apologetic response after leaving a negative review. Would have been better to get one during my stay, and not the nastiness and hostility which made my stay very unpleasant. *EDIT* Though the rent seems cheap, if you are looking for a good experience in Japan stay away. There are plenty of other agencies to try with similarly cheap rates. Because of the extremely negligent management staff and haphazard enforcement of incomprehensible rules, you will run into issues from every aspect of your stay there. They don't clean the property well. They don't help you with issues you may have with other housemates (and you will have many because the conditions are so miserable). They'll come after you with legal threats if you are even a day late with the rent, and if that happened to be a clerical error on their part (which in my friend's case it was), there won't be much in the way of an apology. Don't entrust your stay in Japan with Xross. Don't roll the dice with a company like this. Do some more research.

I was just trying to check if I could stay in a 38000 yen per month rent room in a share house in adachi city. There is a reason for the low price, and I had to spent around 100000 yen for staying for just only 10 days . When I asked them if they could cut some price from the moveout fees which was 24000 yen, they said no. A very terrifying experience, specially if you are just trying to check how the stay goes and has never stayed in Japan alone before.

One of the best thing I could say about this share house is its affordability. I think that’s one of the things people who look forward to staying in a share house consider. Next, I can say that this share house is really convenient because of its location. When it comes to room and the atmosphere I can say that they were amazing. Of course it will change depending on the tenants so if you’re lucky enough to have good residents with you then there will be no problem. Also, the management company’s response, for me, is abrupt and polite so I was thankful. When it comes to cleaning, they have a cleaning service once a week so it was also helpful.
