と	とくとく on Google ★ ★ ★ ★ ★ 管理している物件に住んでいました。その物件は事故物件でした。契約前に保証金として10万預けるということで、それは退去の時に返すという話でしたが、いざ契約が本決まりになるとやっぱり返せませんと一方的に言われました。仲介の不動産の方も怒って、抗議したのですが、入居が長期に及ぶと返せないという不透明な内容で契約することになりました。 2年すると今度は壊れた備品はそちらで修理する契約に変えたいとまた一方的に言われました。家賃を上げない代わりに、と言われましたが、そもそも瑕疵物件なのはいつまでたっても変わらないわけで、家賃を上げないであげるし見たいな上から目線の取引は意味不明です。固定資産税もあるしとか言われても、こちらには関係ありません。その時点でなんの相談もなく勝手に契約書書き換えられて保証金は帰ってこないことになっていました。更新の時は、更新費用が事前に伝えられていた金額より一万円多く上乗せさせて振込用紙が送られてきました。こちらが何も知らないバカっぽい若者と見ればとんでもないアコギをしてくる会社です。減価償却の話をしてもトボケたりします。結局保証金は帰ってきませんでした。もう二度と関わりたくありません。潰れればいいと思います。 I lived in a property I manage. 森	森田一美 on Google ★ ★ ★ ★ ★ 醍醐で家の建替えをするのにどこの工務店さんにお願いするかいろいろ調べました。一番考えたのは住み心地のいい家（具体的には断熱性能の高い家）ということで、本を出しているところや住宅展示場に出しているところにも聞きに行ったりしました。価格が高すぎたり、営業に熱心なところはやめることにして、「京都でかなえる家づくり」に出ていたKEIJIさんが近くだったので聞きに行きました。断熱についてはセルロースファイバーの充填方式でした。完成見学会で音の遮蔽具合を体感し、音と熱が同様の伝わり方をするのでこの方法はありだと考えました。吹き抜けのある家というのも条件で、多く手掛けておられたので参考になりました。さらに、本棚等の造作も品よくされていました。見学会の案内は来ますが他には特に営業に来られたり電話はなく、控えめな工務店さんだなあと思っていました。１年以上あちこちの完成見学会に行き、家族とも相談の上最終的にお願いすることにしました。住んで２年になりますが、冬の暖房代、夏の冷房代ともに知人に聞くより随分安く済んでいます。外の音もほとんど気にならず、ステレオを大きめの音で聴いても外ではほとんで聞こえません。こちらがお願いしたことをほとんど形にしてもらったので、細かいところまで使い勝手の良い家になりました。「終の棲家」として気持ちよく暮らしています。 I researched various things about which construction shop to ask to rebuild the house in the best of luck. I went to various completion tours for over a year, and after consulting with my family, I finally decided to ask. It's been two years since I lived, but both the heating fee in winter and the cooling fee in summer are much cheaper than asking an acquaintance. I don't really care about the outside sound, and even if I listen to the stereo with a loud sound, I can hardly hear it outside. Most of what I asked for was put into shape, so the house was easy to use in every detail. I live comfortably as a "final home".
