★ ★ ★ ★ ★ 対応は良いですが、アポ無しで伺ったからか、案内してもらった部屋にはGやハチの死がい、カビだらけの床など…ちょっと気持ち悪くなって帰りました。

店頭で話していたことはデタラメばかりで、契約が決まっても直前になるまで連絡がつかない、期限を守らないなど、なにかと心配になることが多かったです。
できれば関わりたくないです。

退室の時は、清算金の提示がかなり遅くて高めの金額です。

業界の暗黙のルールなのか、借り手に不利な条件をさも当然のように押し付けてきます。仲介手数料1か月分などがその例。
違法な仲介手数料(大家からは取らず、借り手に上乗せ)はほとんどの仲介業者に共通していますが、ここは交渉したら「お支払い頂けないなら契約が成立しません」の一点張り。
さも「うちはあなたのような細客ひとりくらいどうでもいい」と言わんばかりの対応です。
他の仲介業者を選びましょう。

Illegal brokerage fees (not taken from the landlord, added to the borrower) are common to most brokers, but if you negotiate here, there is only one point that "If you can not pay, the contract will not be concluded".
It's just a response that says, "We don't care about a small customer like you."
Choose another intermediary.
